Nice room and hotel. Right near the bars and easy to get food.

The hotel has great designs and artsy furnitures. Also a convenient location. Room is clean and quite. One thing I would like to point out is the sharp edges of the bed frame, which was a bit of annoying getting around it. But overall, our experience was good. Thank you.

Very very nice hotel. The staff is attentive, friendly and knowledgeable. The rooms are well maintained and updated. Cocktail hour from 5-6 with free drinks by the fireplace. Music every night at Geraldine's with spectacular food and craft drinks. Walking distance to almost everything including the convention center. By far the "BEST HOTEL IN TOWN" !!!

The Kimpton Van Zandt has an awesome atmosphere! It was grown, sexy, sleek. And it’s next to the bars, if you you’re someone who likes bars. One of the staff members, Sean was amazing! He was friendly throughout my stay. I definitely look forward to going back. Thank you Kimpton and Sean!

The location of HVZ is perfect! It is located in the heart of bars, restaurants, food trucks, and a quick drive from the places you want to venture out to. The staff is exceptional... they are professional, courteous, and knowledgeable. We were welcomed by Alyssa at the front desk, and I loved how she would check in on us during our stay. The hotel is beautiful and very well kept, and maintains the super cool decor of the Kimpton brand. Definitely a must-stay!

The single bed room was quite cozy with a great view overlooking the city. I also visited the pent house suite which was large enough to entertain a packed-in 20 folks in the living area. The whole hotel had a modern sophisticated elegance that made my downtown stay in Austin both classy and comfortable.

P.S. the libations lounge inside the Van Zandt shuts down early(bummer), but it's wonderful for a subdued cocktail before hitting all the Rainey Street bars on the next block over.

Everything about this hotel is top-notch. Rooms are clean and neat, with stunning views over the city. I have to give credit for just how neat it is that the pool has its own speaker system underwater. Definitely a must-stay when visiting.

Excellently well located. The hotel itself is gorgeous and well furnished. Features a cafe inside as well. They offer daily social hour with free drinks and snacks, too! Blendia is very helpful if you bump into her here!

One of the nicest hotels in Austin! This particular hotel is immaculate. Stayed in one of the smaller suites and was as impressed as I was when valet greeted me when I arrived.
My favorite part of staying here was being able to relax and soak in the deep tub.
I highly recommend this hotel to anyone who wants am amazing experience! This place has the whole package.

Room was nice, shower was great. Came here to stay for my wedding, which they knew about and briefly brought up at check in. Was going well until they claimed we did not pay for our room when we had done so online. Took 20+ minutes to check in and was almost late for my own wedding. Also for a place that is this expensive...I would expect a little something extra in the room for my Wedding! Champagne or something. Anything really....but nope, just another guest.

There for conference. Food was great. Room awesome. Air con worked great. Good water pressure even on 12th floor. Really nice boutique feel. Great attentive staff. Free drinks 5 to 6. Free bike rental. All the little touches.

Well designed and well maintained niche hotel. I brought my wife and kids, as well as our dogs. They are Ultra pet friendly. However if you want to have a room at the hotel that has not had a animal in it, they satisfy that as well by restricting the fourth floor from pets. The fourth floor is where the cool rooftop pool is found. Good little breakfast place similar to the selection of Starbucks near the lobby entrance. The rooms and selves were very well design, very modern and extremely roomy. My master bedroom had a entire couch on one side, and a living space with a window looking over downtown Austin. The only thing that I didn't necessarily like was the cost of parking. I suggest using Uber instead as it is $45 per night to valet park and that is the only option for parking. Other than that it was an extremely well-appointed Hotel.

Best vacation ever and best hotel ever! It manages to be upscale but still keep with the Austin aesthetic! I always knew I was in Texas when I woke up every morning. Very hip and cool with complementary margaritas at wine hour and live music every night at Geraldine's! And extremely friendly and hospitable staff!

I would totally stay here compared to any other downtown hotel in Austin, even if you had a higher budget. It's newly built. It's a fun, hip atmosphere. It's located off of Rainey St., which is basically where young/middle aged adults like to go out and socialize; walking distance to the convention center if that's why your visiting. Walkable to the main portion of downtown (~10 min.) through the streets or could even take the Lady Bird Hiking trail along the lake. The restaurant has good food (portions are not too big, a good size in my opinion) and tends to be fun when there is live music being played. The common areas are nicely kept. The pool has convenient access to the bar. Caution to event organizers, I believe staff switched out premium wine with budget wine, knowingly, and only served the premium to the event organizer as this person only knew the premium wine selection.

Great service and well appointed. Love this hotel and have been coming for the past 2 years for a conference. The only downside is if your room is near the elevators or on the side of the pool. Music is very loud (even as I type this at 9:30pm on a Wednesday) and hard to relax with hearing that and the elevator dinging constantly. Other than that, it’s just as everyone else has already said so no need to repeat it. The service is fantastic as well as the food at Geraldine’s, but something needs to be done about noise proofing here.

Nice, hip hotel in a great location. There is a free happy hour with beer, wine, and mixed drinks every day at 5. The pool on the roof is a great place to hang out and people watch. If you're there, be sure to check out the audio system in the lobby. I would recommend this hotel to friends and would stay here again!

The hotel is beautiful and conveniently located in downtown Austin. Our group stopped for dinner at Getaldine's. The food was some of the best I've ever had. Try the beef fillet - incredibly tender, with a great flavor.

The best Kimpton so far! Truly a great Austin vibe. Great staff, incredibly personality. Geraldines is actually one of the best music venues in town and their food is great. Service is on point. Worth it!

We dined at Geraldine's here and the service was very good, as was the atmosphere, but the food was just ok. The four of us each ordered a cocktail and a dish, and although they were appealing to the eye, the portions we're very little and much more expensive than it should have been. For example, there were two smallish eggrolls for about $15, and the gnocchi only had 6 individual gnocchi for $20. As for the quality, some of the food was better than others, but nothing was better than good. The four of us left and walked to another restaurant where we all each ordered a full meal. Hard to justify coming back here when 4 dishes didn't even fulfill an appetizer sized portion.

Sweet hotel in the heart of Rainey St. Top notch service, consistent with the Kimpton brand. Love that it’s pet friendly, and friendly just in general. Super clean room, comfortable bed, and wonderful shower. Only one single drawback for me is that we were here on business and we could hear loud music in our room from the bars near by, which made it a bit difficult to sleep (not sure if this is just a weekend thing), but it is super convenient to lots of awesome hot spots near by. Still highly recommend this hotel for the hotel itself. Love it.

Great upscale hotel, fairly new to the Austin skyline. Met friends at the bar for refreshments with authority around 9 p.m. and the place was buzzing. There was also live music which added energy to the upbeat vibe. When refreshing myself, I enjoy a nice appetizer and the ones I had were phenomenal. Next time I have guests in town, this will be one of the stops on my list.

Love this place!!

Such a beautiful space to go even when you live here in Austin.

My cousin was in from Chicago for his bachelor party, and he invited me to come crash and rest by the pool, while they recovered from the night before.

I've been here before for a fashion show, but did not see much more than the lobby, cafe and banquet room. Banquet room though🤩 stunning.

We arrived and met my cousin and laid out by the pool for a bit. Then at 5 we enjoyed some happy hour down in the lobby, didn't know that was a thing. Quite enjoyable.

We went back to the bachelor pad and it was truly beautiful.

Even though I live here, I would stay here for a staycation any day!

This hotel had been amazing. The staff is wonderful, the hotel is gorgeous, and they love our pup!

Text messages from the staff is great. They check on us to make sure we are okay. They also offered to take our dog for a walk while we were at dinner. My husband and I agree, this is one of our favorite hotel stays, ever.

Nice hotel but it professes to be more than it is.
Blaring music in the lobby making you have to shout to be heard by the desk staff,
Rooms are dark, hallways dark, lobby dark, i know there is setting the mood then there is just dark.
You cannot read in bed.
Not enough elevators as there is no service elevator so the staff use the guest ones.
Room service speedy but on ordering the same thing 3 times i never had it the same twice.

Rooms facing the street even high up get noise from the local bars.
All around a dissapointment.

I just spent 5 days at the Hotel Van Zandt and loved every minute. My room was clean, the cotton sheets were lovely to sleep in and I enjoyed using the provided yoga mat. It was very quiet in the room and I couldn't hear my neighbors. I loved the bathrobe and bought one when I left. Geraldine's was a yummy restaurant - be sure and make a reservation for dinner. The staff throughout the hotel were friendly and full of smiles.

I had a great experience. When I checked in they offered me a cold Austin lager (I've never had that at a hotel before). I found the room to be very comfortable with great views of Austin. I spent a couple days at the Kimpton for a work conference. The Kimpton is adjacent to Rainy St which made it easy to find good places to entertain clients in the evening. The lobby is incredible. Adorned with beautiful hanging art and incredible chandeliers made of brass instruments. The restaurant in the Kimpton, Geraldine's, offer delicious food and drink along with live music. The staff was excellent. Great mix of helpful, light-hearted and positive.

For the cost I felt it could have been better. It was good but I was amazed to see an $8 tag on the bottle of water in the room. I pay over $400 and have to pay for water? Bad. Internet access not free? Bad.
I can understand why many people like the hotel. It is hip, a 'happening place'. But as some have noted in their reviews, if you are not into the scene, either ask for a high floor (didn't help us, we used our phones with 'ocean waves' to fall asleep). Bands stop playing at 2AM. I would further suggest a quieter hotel (Equivalent: perhaps Four Seasons, stayed there last time in Austin). It depends on your style. Mine was more on the quiet side.

The staff was proactively helpful and courteous. I was offered a drink upon check in, a bottled water at check out, the complimentary coffee and tea station for breakfast was fabulous, and most importantly, the free happy hour with beer, wine, and amazing margaritas was shear joy. Very nice hotel, clean with nice accommodations. The restaurant food was alright, but you're better off exploring downtown, which is a pretty close walk. They have bikes that you can use as well which is cool. Ask for a higher floor so you aren't near the restaurant at night, the live band plays loud.

Wonderful from the moment we arrived. Concierge upgraded our room, which was nice since we were here to celebrate my 40th birthday. And you get a free beer or water when you check in. Good location if you are attending an event at the Staples Center. Downside is the noise at night! JW Marriott is in close proximity as well but a block farther down so likely quieter. Parking is low per night which I understand based on city center location. What's strange is they charge tax on the parking.

Met friends who were staying here for drinks after work - free drinks at happy hour was a lovely surprise. The design is industrial modern & I like it quite a bit. 5 stars for cleanliness, nice pool, free happy hour margaritas, wines, and beer from 5-6, generous military discounts, beautiful views, and friendly front desk staff. My only issue is reaching someone at the front desk via phone. I needed some room arrangements before arrival and after two attempts, spoke to a very helpful staff member. Gave my instructions and when I arrived, nothing was set and had to ask a second time.

Hip new hotel in the already cool Rainey district of Austin Texas. They reward your stay with complimentary wine, beer and margaritas between 5-6pm.
You can enjoy them in the fireside lounge area while they play vinyl records on their turn table.
The fourth floor restaurant Geraldines and the rooftop pool are joined together for an inside-outside enjoyable area to relax in the sun or at a table for fun cocktails and a legitimate wine selection.
The rooms are comfortable and welcoming .
You have no problem getting good sleep on the beds.
All around great service , atmosphere , and good times at the Kimpton Van Zandt in Austin Texas.

The hotel was very close to Rainey Street which was great. I was not a fan of the open door shower as I got water all over my bathroom. There was also not enough light by the sink to do makeup or fully prepare for a night out. The bed was comfy but not enough channels on the TV. The staff was very polite and the catered food was better than average. The pool closes at dark which did not fit my schedule as i want to swim after dark. Not the best hotel but not the worst.

The hotel has a great location, just off the hippest street downtown. Parking is convenient and easy. We were there for the Sunday Jazz Brunch at Geraldines. The food was outrageous! Delicious and well-prepared. The music wasn't overpowering and added to the ambience of the restaurant.

Great hotel - from the valet (always fast, always so nice) to the front desk (very friendly, helpful, and personal) to the room service, to the room attendants! Everyone is so nice, they always make the stay so much more pleasant, especially when your stay is the week when it rains the whole time and it's overcast. Every Kimpton hotel is fun, for me, I always appreciate the decor and appearances and this is no different. Definitely a great stay.

My wife and I stayed not long ago during our little visit to Austin and all I can say is "wow"! Beautifully decorated hotel, fantastic location, super friendly and accommodating staff and a wonderful room to top it all off. Never had such a positive experience with a hotel in my life. A place you must stay at least once if you ever find yourself in Austin!

Really nice and modern hotel with good amenities and friendly staff. The location is amazing and it's close to lots of bars, food trucks and incredible live music on Rainey st.

The only drawback for me was my rooms proximity to the elevator and all the noise from that. Had the door been better insulated or the chimes that the elevator made when doors opened, when someone walked on, or they selected a destination floor been removed it would have been 5 stars.

When I come back to Austin this will definitely be on my list of choices of hotel.

Great hotel! Clean, upscale, very nicely done hotel with larger than average rooms that are very comfortable. Couch, multiple chairs, and floor to ceiling windows. The staff was very friendly and polite. The room didn't have a coffee maker when I arrived and when I asked they brought one up in minutes (they remove and clean them after each visit and keep them stored unless you request one - which is a good thing). Coffee bar downstairs and real bar upstairs by the rooftop pool and fireplace. Easy walk to the convention center (can't get too much closer). Complimentary water or beer while you check in. They even have a few bikes you can borrow.

Beautiful hotel, great location right next to Rainey Street. Great amenities as I've come to expect from Kimpton hotels, such as free bike rental (as available), nice "rooftop" pool with restaurant and bar, and a wine happy hour from 5-6pm. I docked one star because we were supposed to get an upgrade, and the gentleman checking us in said we got upgraded from a queen-queen to a king-queen. We were really looking to have three beds, but settled for a king-queen. When we got to the room, it wasn't even a king-queen as promised, just a queen-queen. The bell hop called the front desk and was somehow able to score us a junior suite. (Thanks, Sean!) Even though we got the room, it seemed a little silly that we had to go through all that.

Absolutely in love with this hotel. Have been here many times to eat upstairs at Geraldine's and hang out at the pool bar.

The lobby is very impressive and has great ambiance.

Upstairs Geraldine's has amazing food. The menu is changing and has farm to table options. Wine selection was great as well.

At the pool bar, there was a chill vibe. Good drinks and the bartender was super friendly.

Would recommend you all to check it out!

I stayed here with my mother who has mobility issues. We arrived late due to our flight being delayed. I called and had the hotel shuttle pick us up, which worked out very well, but I will say that it was difficult for my mother to get in and out of. I took the shuttle back to the airport the next morning to pick up a rental car. We stayed at this hotel again the night before flying home. The front desk was professional and friendly. Both shuttle drivers were friendly and helpful.

Nice property trying to gain a foothold in the Domain and growing north Austin. They have a good start. While having a great location and wonderful restaurant and bell services, it is still trying to find its groove with housekeeping and personal service. They are heading in the right direction though. Worth a shot!

Perfect place to stay. Nice rooms. Excellent service. Traffic gets really bad in this area during peak hours, though.

Beautiful corner King suite, and cool place in good location, but service is GREATLY lacking here.

We checked in at 230 and were told room should be ready in 30 minutes. It wasn't until 430. Upon arrival, I asked the valet if there was self parking and he said he did not know. Strange.

We asked a very disinterested and very unhelpful concierge about music venues. She provided no help and was more interested in her computer screen, than guests in front of her. She could have told us that Geraldine's has live music every night and is super convenient, right in the hotel...but didn't.

Bicycle share is nice BUT, 1st day's bike had low rear tire, and second day's U-lock wasted 30 minutes of our time on the street. We called the hotel frantically, and they knew this was a perpetual issue! Chain kept popping off rear of bike as well. Safety issue in traffic for sure. They said both days, "Sorry for the inconvenience, we'll have engineering look at it. Can we get you a bottle of water?"

At 5pm, upon leaving room to go out for the evening, called housekeeping to ask for room to be made up. Was told "sure". Returned to the room 45 minutes later to a voicemail stating that the do not disturb sign was on door (it wasn't) and if we needed towels. I was livid, but politely called downstairs to remedy issue. Eventually room got made up.

This is NOT the customer service we expect from a place like the 4 seasons next door, the Ritz, or Montage. This place is only slightly less costly than those mentioned above, and not worth the hassle. Consider staying elsewhere...

This review was changed from one star to two because upon check out the manager addressed these issues by compensating us somewhat for things. Much appreciated. We do plan to give this place another chance in the future, as it is in a great location. If the staff were completely different, this place has the potential for 5 stars.

Very nice atmosphere clean great staff.. Staff had a lot of fun there and then ventured out to Rainey Street and the river. Parking wasn't too bad and it was easy to get around.

Service was outstanding. There was always some to assist you in any way. The hotel is right by many bars and restaurants. This made it easy to walk to emjoy the nightlife. The rooms were spacious and clean with comfy beds and pillows. Shampoo, conditioner, and body wash were in decent sized bottles and loved the scent of them. I would definitely recommend this place.

Despite a hiccup of our card being charged twice, this is our hotel of choice when we visit family and have events in Austin! Clean, Quiet, & Profesional. Fresh Breakfast, Comfortable Beds! Near Grocery Store, Bank, & Starbucks. Sits a few Miles from I-35, easy access into Austin!

“Very, very nice!”
I had only stayed at a Kimpton property once, years ago, in San Francisco and was really impressed with the level of service. Well, Van Zandt did not disappoint...and it was from the get go actually. The moment we drove up to check in a bell boy came out immediately to greet us, asked for my name and for the duration of the trip called me, respectfully, by my last name. His name was Bosco. We were offered water or beer while we were checking in, later that evening a killer margarita at happy hour. The room was comfortable, hip true to Austin's reputation. It was memorable enough to return...

Clean, trendy rooms. The bed was super comfy and the staff was very attentive. Great location - shopping and dining options galore within walking distance. Free happy hour from 5-7, serving wine, beer, and margaritas.

Had a wonderful night at the hotel. It is in a great location near many local restaurants and night life. It was easy for us to be picked up by a driver at this location as well. The accommodations were very nice and the staff was very friendly. I would stay here again

Every stay has been a great experience! Beautiful hotel and our favorite in Austin. Everyone is nice and helpful. Love that the hotel is pet friendly and close to Rainey St. We especially love their social hour. Thanks for an always over the top stay.

Such a great hotel if you want to be in downtown Austin. Rooms were very comfortable and modern. The pool area is spectacular! Right next to Rainey street which has a lot of cool bars and restaurants. Go to Icenhauers bar and see the Jack Burton Trio on Thursday nights from 8-11. you will not be disappointed.

Slick hotel paying homage to Austin's music history. Room was fantastic and large - nice views. Pool deck is a great idea but you ave to have a wristband to get there (which is good but unfortunate) and it was packed. Looked like a handful of bachelor/bachelorette parties so there was a handful of obnoxious drunk people. Not a place to enjoy a peaceful day in the sun. Restaurant (Geraldine's) was interesting and service was great. Mostly small plates.

Great decor but lol like it was slapped together with a lack of attention to detail. Cool bar/restaurant on the fourth floor with a view of the pool. View of downtown and the lake is beautiful. Suite have a large tub in front of big windows to bath and view the skyline.

This has got to be one of my favorite hotels period. First off, when you walk in they crack open an ice cold beer for you (on the house) and if you say the secret pass phrase (posted on their social media accounts) you get a prize! This could be anything from $20 off and the cafe to free movies, to an entire room upgrade!

The room was quirky and fun and very comfortable. It was also just a short walk to all the happenings downtown. If ever you come to Austin, check in to the Van Zandt!

This hotel isn't my usual type but I ended up here on a business reservation for a conference. It's really trendy but comfortable. The rooms are comfy and there's plenty of space. The front desk staff were really helpful and I enjoyed the complimentary margaritas in the lobby each evening.

However, it can be a bit challenging to sleep with the bustling bars below. If you're staying over a weekend, this could be problematic.

Got a chance to tour the hotel before they opened and I was extremely impressed. Very modern yet rustic vibe, and the staff members that were there setting up and training were very warm and inviting even though we were probably getting in their way. Can't wait for it to be officially open so my friends and family can stay here when they visit!
